This letter is to reflect on the job that Kimberlee did for us regarding a short sale. I gave Kimberlee this lead in July. This house was a pretty nice house in Metamora, which is in Lapeer County, an area that is still appreciating pretty significantly and a fast growth area. The house needed minor work, but when looked at, seemed to have a major and chronic problem involving a roof leak. Boy did she make a big deal out of that and it worked. We closed on this house at the end of December, and Kimberlee’s never say die attitude is what got this deal to work. The bank ordered 3, yes 3 BPO’s and with Kimberlee’s perseverance, a compromise offer was negotiated. The closing day was chaotic at best but again, because of Kimberlee’s never say die attitude and her close contacts with the title company and her knowledge of who to talk to get the deal DONE we closed and pocketed a fairly good paycheck of $26,030.47 with a fairly good back end. -Joni Catanese, Clarkston, MI I want to say how lucky my husband and I were, that you allowed us to join your Apprenticeship program this past year. I attended Larry and Kimberlee’s Real Estate Junkie Boot camp in January 2005 after seeing their flyers for 3 months. I was very impressed with the course materials presented. Their sincerity of helping students to succeed was dramatically different from what I experienced with some national speakers.
In March I decided to join their Apprentice program so I could learn from them more closely. Shortly after that I found a property in pre-foreclosure. The owner owed $320K and the house was only worth $300K as is. Having attempted a few short sales without success in the past, I was about to pass on this deal. I attended Kimberlee and Larry Frank’s 2 day boot camp. I found it to be very informative and fun. I was so excited when I finished the course I spent the next 3 weeks straight trying to find a deal. I spent the first 2 weeks alone investigating the neighborhood that I intended to purchase my first property.
I looked at everything in my comfort price range $20,000. To $60,000. I chose this price range because I could access my credit cards for the money to do the deal. My City Bank card drafted me a check for $22,500. At 4.99% for the life of the loan. It is amazing how fast they sent it to me, 2 days flat. I accessed another card for the rest at 10%. I was hot on the trail for that diamond in the rough. During the third week of checking daily, the Multiple Listing Service, I came across a bank owned property that interested me. It was listed as a handyman special for $47,900. It was a 2 bedroom, 1 bath, and 2 1/2 garage houses with 1000 square feet of living area. I gained access to the property by way of good friend of mine who is a Realtor.
The house smelled like a really dirty dog pee yew! Which by the way I remembered Larry telling us during our house tour was the smell of money! The house also had a huge room off the back it measured 16 x 28! Another great feature was an attic which has a nice staircase going up to it. and it had 7 1/2 foot ceilings. I measured the living area of house to include a 14 x 12 bedroom upstairs and came up with 1262 square feet of living area. This listing agent miss measured the lower level of the home. He was shy about 50 square feet. I estimated the repairs and added the cost of a bedroom upstairs and came up with about $20,000. including my labor. I offered the bank $35,000. cash for the house. The bank came back with a counter offer at list price $47,900. I was a bit upset because it looked like the bank was in no way motivated to sell this house at all. I called Kimberlee for advice.
She told me to counter back at $35,500. and give it right back to them. I told my Realtor what Kimberlee had said (to submit $35,500.). My Realtor told me that she did not agree with that kind of advice and that kind of counter would tick the bank off. My Realtor also told me that the listing agent thought the bank might take $38,000. I was prepared to offer $38,000 because that was my maximum allowable offer and I did not want to lose the deal. I called Kimberlee back and asked her what I should do. Kimberlee said matter of fact”well my advice hasn’t changed” Man this woman is tough!!! I love it!!! I figured I paid her for expertise so I probably should take her advice. So I called my agent and told her to submit $35,500. I got a call 1/2 house later; my agent was in shock and said the bank took the deal. Wow I was in shock too. I close on November 29, 2005. That phone call to Kimberlee saved me $2,500 pretty cool eh.
The comparables on the 3 bedroom homes that size in that neighborhood that have sold is between $90,000 – $99,000. I will price it at $85,900. for a quick sale. My cost is $35,500 + $20,000. = $55,500. That is $30,400 profit! The other bonus is that I am doing the work and I will be paying myself $10,000 out of the $20,000. in repair cost. Remember the profit comes from buying right. Even if I have to hold it a little longer I will still make money. I will be done with repairs by February 1, 2006. I will send an update when it sells.

Before I write anything let me just write these words- “YOU ARE THE BEST”. It was indeed our great pleasure to attend your boot camp on August 27 & 28, 2005. Parul & I not only just enjoyed the two days but learned a lot, as to do the right things and to avoid costly mistakes.
Your boot camp was the most informative and related to the real situations and issues in the State of Michigan. Your explanations and the details of how to approach the whole process whether it was for buying, selling, or how to prepare for a sale, or landlord issues, fixing the properties, names of individuals and the list of people who can assist and support an investor, the required forms, pointing out the key items which we as investors must do and which we must not do, this was just fantastic.
We used some of your techniques during rehab of a home which we were in the process of purchasing during your seminar. You as a local Michigan expert related to us the issues we encounter in our investing business and thus I feel that there is absolutely no need for anyone to go out of the State of Michigan and spend enormous amounts of money to attend other boot camps. In many of the other boot camps, one could easily spend thousands of dollars and then do not see those people again. With you here in Michigan it is easier for anyone to personally see you and to talk to you so that you can guide them because Larry and you have already been there.
Your seminars and the information was the best I have seen because it is to the point and gives you everything you need to start real estate investment business. Also your tour to see the houses and what different options could be thought of, including the business in the box was very interesting for us. Another great thing about your camp is – One 3 ring binder with everything you need, and all the forms you need in a CD. This is done very well. It is very concise, to the point and easy to read and understand. To us the greatest benefit of your boot camp was the satisfaction that if I need to I can call you to get advice. It definitely gives us a great comfort level that we can call you for discussions on any real estate subject. Once again we want to thank you for the fantastic seminar and guiding us also on a couple of issues we had.
I would highly recommend your boot camp over many others at anytime. Also, last but not least, Larry’s jumping in for discussions and giving us the actual experiences and examples, gave us the true scenarios of issues and how to handle them. Thanks to Larry and Kimberlee I bought my FIRST investment home in December of 2004. Kimberlee helped me find the property, arranged the financing with a Private Lender, got the inspection & closing scheduled all within ONE week and it was the week before CHRISTMAS!!! Kimberly and Larry made the whole finding, buying, renovating and selling on a lease option experience unbelievably easy – especially when we work full-time and could not really participate actively in the process because of our jobs. After looking for a few weeks, the Franks found a home in Flint that we bought from a burned-out landlord. Kimberly arranged the purchase and gave us step-by step instructions for everything needed from insurance to dealings with the City to getting the utilities put into our name.
ASAP Investments renovated the home while we were out of town for two weeks. Within a few days of putting the lease/option sign out in the yard, they found a buyer. We were going out of town again, so Kimberly, using her 24/7 “work ethic and style,” brought the deal to a close late one weeknight! While we were out of town, the Frank’s handled everything from getting the lease/option paper work signed, collecting all monies due, settling up the renovation accounting and moving the buyers into the house. It was a tremendous relief to us to have all of this being handled while we were out of town because, if we had not completed the deal, we may have lost the buyer. The Frank’s support did not stop at that point though. A few months following the deal, they were still “on the job” supporting the whole process. They followed the deal thru the inspection process by the City of Flint, meeting the inspector at the house and thus competing the last step needed for this to be a Business In the Box Rental Property.
The Frank’s support does not stop there though. Should the buyer not purchase the home for some reason, ASAP Investments is available for a fee, to advertise, locate, interview and propose new tenants for us to choose from for the house. Because they know the market and are experts at this task, having ASAP Investments available to perform this service, if needed, is “priceless.”

This letter is written on the day that we closed our first deal. I recently left the title company so excited that I headed in the exact opposite direction as I intended. Three months ago I was looking for help from someone who might know something about real estate that applied to my situation. I called the busiest, fastest growing couple I know. I was praying that they had enough time to chat with me for lunch, or even 5 minutes. I told my husband that I was totally embarrassed to even ask because I knew so little and I did not want to sound stupid. My Husband only knew different members of their family and was not really sure whether to trust my judgment. I had just spent $5,000 of our hard earned money on a course that was based out of the South West part of the United States. The weekly personal mentoring program of ½ hour per week by phone was a joke. But not at the price I paid. The last straw was being told that I needed to find a Real Estate Agent in my area that I knew really really well that would help me to become an investor and send them nice notes. This was not the first course either. It was number 5. You can just imagine my husband’s bent nose and pointed eye brows when I told him that I had a NEW idea. I was not willing to give up though because I knew there was an answer for us. He was relived to know that Kimberlee had agreed to help us.
I chose to call Kimberlee because I heard her family gripe about those awful real estate tapes that they play while your trying to ride in their car. Larry & Kimberlee went on another one of those REAL ESTATE trips. That is all they want to talk about “REAL ESTATE”. I have known Larry, Kimberlee, and her family for a long time. I have always admired the strong family values they have and instill in their children. I was afraid that Kimberlee would tell me that she didn’t have the time for me. I felt like a nuisance.

My husband and I attended in September 2003. They taught us where to locate properties, how to buy them, fix them up,& how to sell them. Now we own an ugly home that we picked up by January 2004 that was dirt cheap. We will pay $20,000. on this home. That includes purchase price, all closing costs,rehabbing (Materials only, Roof & Furnace too!), and one year of insurance (of one million dollar coverage). It will appraise for $60,000 by the end of February 2004 (After a little elbow grease). I paid cash with some borrowed money and Doug’s parents are loaning us the money for the furnace. We can pay it all back in a couple of months. With the extra money we get, we plan on repeating this cookie cutter method by March 2004 and buy another ugly house. My husband and I are forever grateful that Larry and Kimberlee chose to share their wisdom in real estate for a fraction of what we were charged elsewhere. We were taken to houses and shown what to look for. What kind of neighborhoods to scout, and which ones to stay out of. We get 6 months of telephone calls unlimited. They have never made us feel like we ask stupid questions, even when there were stupid questions. They have held our hands, lead us through, and their advise is priceless.
That is not all. My Mother became ill in April 2003 and I have had her house on the market for $115,000 for the past 6 months. $121,000 appraisal value. No offers, No open houses, No bidders. The agent suggested that I lower the price. I am a real estate junkie boot camp taught me how to sell that house in an impossible market. I let the listing expire and put it up for sale by owner for $125,000 and will ultimately receive over $132,000 for this house. I put a powerful add in the paper on Tuesday, showed the house on Thursday, and I have a buyer. My Mom’s medical bills have grown and I could not see her taking less than what the home is worth. Not to mention the stress lifted off of me knowing that the house she worked so hard for will not leave her broke, but help her with her increasing expenses.
I feel like I have won the lottery. If you need to know the cold hard facts about real estate, Kimberlee & Larry do not candy coat anything or make you believe that you do not have to do anything to make it work. While we are busy with real estate, we are both able to maintain our hourly paying jobs and any money made will be turned right back into real estate. Now my husband and I have caught the fever and we can not stop talking about real estate. What are Larry and Kimberlee worth to my husband and I? I feel like we have cheated them by giving them so little, when they have taught us so much. We have already learned how to make an additional $55,000 plus for 2004 alone. This is a real life story and the best part is that they are in your area! They have an effective course and I highly recommend this course to anyone that wants to seriously consider buying and selling real estate.
